Basic Marina FAQs

Question: Where will this Marina be located at the Resort?
Answer: The Red Frog Resort will ultimately have two Marinas. This first Marina will be located next to the current Red Frog entrance on the south side of the island which is the southwest tip of our property. The Marina will be situated in a safe and very calm bay surrounded by the beautiful rainforest and mangroves and will include approximately 119 slips. The second future Grand Marina will be located at the southeast tip of our property on Bastimentos Island and is a little further out from Bocas town.

Question: Of the 119 slips that will comprise the 1st Red Frog Marina, how many are for sale and at what price?
Answer: We will release 24 slips. These slips are reserved for only current Owners at Red Frog. Slip sizes range from 30 foot slips up to 130 feet. Not all 119 slips will be for purchase. We estimate that only 48 to 60 will be for sale with the balance for lease. As with Red Frog property, we anticipate slight price increases monthly as slip sales occur.

Question: When will the CCRs be ready and what will they include?
Answer: The CCRs will be ready about 30 to 60 days before the Promise to Purchase Agreement is to be signed. The CCRs will detail the rules and regulations of the Marina. We will be working on this in the coming months with you.

Question: What are the associated costs of owning and maintaining a slip?
Answer: The Association dues (MOA) will start at approximately $100/month. The ultimate cost of this will largely depend on what Owners vote for.

Question: What is the type of ownership for a Marina slip?
Answer: We are currently working through the concession regulations in Panama to apportion the slips in some type of recorded title. However, if this is ultimately not possible, the developers will then organize an appropriate legal structure (i.e. Yacht Club) whereby each owner will become a member and will include their official rights to the boat slip being reserved in this agreement. The ownership will be for the slip and dock improvement. The water concession will be shared by all owners and Red Frog.

Question: How do I reserve a slip?
Answer: Call Dan Cranney at 1-800-968-9906 to receive the Marina Reservation Agreement and wire instructions. The 50% down payment amount can be wired. The remaining balance is due when your slip is completed. Call Dan for current availability, pricing and to answer additional questions.

Question: How deep is the Marina?
Answer: The majority of the slips are over 20-30 feet of water. The shallowest area near the shoreline is 6 feet, which comprises mainly the resort slips.

Question: When will the Marina be completed?
Answer: The projections are for Q1 2008.

Question: Can I rent my slip?
Answer: Yes, you can rent your slip through the Red Frog Marina Management. The Harbor Master will oversee the daily rental management.

Question: What amenities will the Marina include?
Answer: Electric services, internet access, ice/vending machines, storage units, Harbor Master and staff, 24-hour full time security personnel, fueling and pumping facilities, free water use, restroom and shower facilities, maintenance services, fully stocked ship store with boating and sailing essentials, deli, bakery, smoothies and coffee shops.

Founder's Slip Membership Q&A

Question: What are Founder's Slip Memberships at Red Frog Marina?
Answer: A Founders Slip Membership is basically the initial offering of slips to Red Frog property owners in which the slip may be purchased outright. Slips reserved outside of the Founders Membership will be on a leased/rental basis.

Question: How many Founder's slip Memberships will there be?
Answer: Initially there will be 24 Founder's Slip Memberships in the Red Frog Marina (as finally configured). The Marina reserves the right to add additional Founder's Slip Memberships, if additional slips become available in the future, or if demand requires.

Question: To whom will the Founder's Slip Memberships be available?
Answer: Founder's Slip Memberships will initially be available only to persons or entities owning properties in the Red Frog Beach community. The Marina reserves the right to offer Founder's Slip Memberships to non-Red Frog property owners and holders of other categories of memberships.

All vessels occupying slips are subject to approval by the Marina as to size, appearance and sea-worthiness.

Question: Can I arrange to have guests use my slip?
Answer: Founder's Slip Members may arrange to have guests staying in the Founder's Slip Member's residence in the Red Frog Beach Community use their slip upon advance approval of the guest and the guest's vessel. Limitations may be placed upon guest's use of all Marina facilities, including maximum time periods and frequency of guest use.

Question: How will dues be established?
Answer: The Marina will determine, from time to time in its discretion, the amount of dues to be payable by Founder's Slip Members and all other members, as well as all other fees and charges. However, dues increases will be limited to a cumulative basis. The schedule for paying dues will be in the Marina's discretion. There will be no assessments for operating deficits, capital improvements or other reasons. Founder's Slip Members will be responsible for the cost of any dockside utilities or services actually used and in/out fees, as set by the Marina from time to time.
